New affordable 54-unit senior housing project in Brooklyn, NY developed by local community developer, Cypress Hills, under the HUD 202 program and designed to comply with both HUD and HPD design standards.

HHA provided initial zoning analysis documentation and worked with the City Planning Commission to support the developer’s application for community board approval and Zoning Authorization to secure additional building height beyond the as-of-right bulk regulations.

Cypress Hills Senior Housing is one of several projects we have designed in Cypress Hills, Brooklyn.

It is an affordable senior housing development, which was the last in the HUD 202 program for deeply affordable units.

Designing this 54-unit building for CHLDC gave us an opportunity to demonstrate HHA’s conviction that all projects deserve great design effort – regardless of budget or type.

The LEED-certified project also included the reclamation of an underutilized and steeply sloping DEP pumping station. We embraced a material palette and scale that contextually blends with the existing neighborhood fabric.

Although it’s 5 stories tall, we stepped down the building so that it meets its neighbors instead of sticking out above them. The project also offers community space, including a generous backyard green and community garden.
